In 2001, Andy and Deb Arruda purchased the mill building at 84 Cutler St. in Warren, RI with a vision in mind to rehabilitate it into commercial mill spaces for local businesses. When deciding a name for their new business, it easily came to them that they should name it after their three sons, as this business was built with their future's in mind. Meet Tom, Dan and Ryan Arruda: the T, D, and the R of TDR Properties. Things have changed a lot since then. The Arruda boys have grown into young men and TDR Properties has expanded with a second building on the same lot!
This building was originally the Kleistone Rubber building. One of the original mill buildings in historic Warren, RI. The entire building is 25,000 sf on about 2 acres of land. Kleistone Rubber produced rubber materials such as garter belts, floor tile and automotive parts. It has employed many people over the years.
Since the mill was vacant for several years, we had our work cut out for us to fully rehabilitate it to its current state.
We took on a major rehabilitation as the mill was vacant for several years when we bought it. The process was extensive, long standing and very hard work. Andy and Deb Arruda, the founders, worked alongside their sons to rebuild the mill. It was quite a team effort!

We want to thank Lou Benzi, Alan White and Scott Smith. They did much of the construction and re-habilitation of the mill. It was such a pleasure to work with each one of them. Their expertise and hard work was amazing. -Andy
